Notice of Public Meeting for Planning Applications: February 3

Haldimand County has received applications under the Planning Act for an Official Plan Amendment, Zoning By-law Amendment and Draft Plan to permit a planned community in Caledonia. 

A Public Meeting will be held on Tuesday, February 3, at 9:30 a.m. to hear public input, objections or supporting information from interested parties.

1979 Lakeshore Road

The subject lands are legally described as the whole of RAINHAM CON 1 PT LOT 21 RP 18R3976 PART 1 & 2, known municipally as 1979 Lakeshore Road, and part of RAINHAM CON 1 PT LOT 21, known municipally as 26 Brookers Road.

The subject lands are designated “Agriculture” in the Haldimand County Official Plan and are zoned “Agriculture (A)” in the Haldimand County Zoning Bylaw HC 1-2020.

Proposed designation change: There is a Conditionally Approved Consent to Sever application to permit the transfer of a 694.3 square-meters from 26 Brookers Road to 1979 Lakeshore Road. 

Proposed zoning change: The purpose of the Zoning By-law Amendment is to rezone the subject lands to “Lakeshore Residential (RL)” to fulfill an approval condition of the severance application, thus allowing the transfer of lands to 1979 Lakeshore Road. The whole of the amalgamated
1979 Lakeshore Road shall have a single zoning designation.

4149 River Road

The subject lands have 50 metres
(164 feet) of frontage on the south side of River Road. The subject lands are 0.47 hectares (1.15 acres) in size. The subject lands contain a dwelling, accessory building, amenity space, and dog training area, including an additional accessory building. The subject lands are zoned ‘Agricultural’ in the Haldimand County Zoning By-law HC 1-2020.

Proposed designation change: This Temporary Use By-law Extension application affects 4149 River Road, outside of Caledonia.

Proposed zoning change: The ‘Agricultural’ Zone permits a number of uses including a single detached dwelling, related accessory structures, and animal kennels. This application is required to continue to permit the dog training business on the subject lands (under Planning application : PLRU-2022-127) for another three (3) year term.

5353 Rainham Road

The subject lands are legally described as RAINHAM CON 2 PT LOT 19 RP 18R7817 PARTS 1 TO 4, municipally known as 5353 Rainham Road.

 

 

 

Proposed designation change: The property was zoned "Rural Institutional (IR)" in 2018 to facilitate the construction of a church, however the place is worship is no longer envisioned for the subject lands and the lands are proposed to be rezoned back to residential and allow a single detached dwelling.

Proposed zoning change: This application is proposed to rezone the subject lands from "Rural Institutional (IR)" to "Hamlet Residential (RH)"
to permit residential development.

If you are a property owner within 120 metres of the above, you have the opportunity to express an opinion for or against the application at the Council in Committee meeting, or in writing before the above-noted meeting date. If you require further information, please contact this office Monday to Friday, 8:30 a.m. to 4:30 p.m. The Planner’s report will be available upon request, on the Haldimand County website, and at the meeting. 

If you wish to be notified of the decision of the Haldimand County Council in Committee in respect of this application, you must submit a written request to Planning & Development or the Clerks Division.

In accordance with Bill 185, Cutting the Red Tape to Build More Homes Act, 2024, third-party appeals are no longer permitted. The right to appeal municipal decisions to the Ontario Land Tribunal is restricted to: the applicant, “public bodies” or “specified persons” who made oral or written submissions to Council before a decision being made, and the Minister. “Public bodies” and “Specified Persons” as defined in the Planning Act include government, utility boards and agencies.
