The transformation of 2022 Main Street North has become a catalyst for revitalization in downtown Jarvis. Formerly home to Bronco's Tavern for more than 40 years, the building was reimagined as a vibrant mixed-use destination supporting new businesses, housing, and strengthening the downtown core. 

The redevelopment introduced a diverse mix of commercial uses, including space for personal services, a yoga and fitness studio, paramedical services, a café, a rentable commercial kitchen, and a multi-purpose event space. The project also converted previously underutilized second-floor space into two new two-bedroom apartments, adding much-needed rental housing in a community with limited housing availability. 

The project received $47,219 in financial incentives through Haldimand County's Downtown Areas Community Improvement Plan (CIP), helping offset eligible redevelopment costs once the work was completed. 

Through the Façade Improvement Grant, the project restored and modernized the building's exterior while respecting its historic character. Improvements included new storefront windows and doors, accessible building access, updated signage, and replacement of the soffit, fascia, and eaves. These enhancements improved the building's appearance, increased accessibility, and reinforced the character of downtown Jarvis. 

The Downtown Housing Grant supported the conversion of vacant upper-floor space into two modern two-bedroom apartments. The project included new kitchens, bathrooms, flooring, heating, electrical upgrades, and interior finishes, bringing previously unused space back into productive use.  The project's conversion to a mixed-use commercial and residential development fosters a more vibrant and livable community. 

The Application and Permit Fees Refund Grant helped reduce upfront redevelopment costs by reimbursing eligible municipal planning and building permit fees. By lowering these expenses, the program allowed more of the project's investment to be directed toward building improvements and the creation of new commercial opportunities. 

The redevelopment of 2022 Main Street North demonstrates how multiple Downtown Areas CIP programs can work together to support transformative projects. The investment revitalized a prominent downtown property, created opportunities for new local businesses, expanded housing options, improved accessibility, and enhanced the overall appeal of downtown Jarvis.
