A well-maintained commercial property does more than serve its customers-it helps shape the character of an entire community. Through Haldimand County's Rural Business and Tourism Community Improvement Plan (RBTCIP), property owners are encouraged to invest in exterior improvements that enhance rural main streets, strengthen local businesses, and create more attractive places to live, work, and visit. 

The revitalization of 2 Main Avenue West in Fisherville is a strong example of how strategic façade improvements can have a lasting impact on both a business and the surrounding community. 

Located prominently at Fisherville's key intersection, the building is home to a gas station and variety store, with a residential apartment on the second floor. As a highly visible corner property, it serves as an important commercial hub for both local residents and visitors travelling through the community. 

Over time, however, the building's exterior had fallen into disrepair. Aging siding and deteriorating windows diminished the appearance of the property, affecting not only the business itself but also the overall streetscape. Recognizing the opportunity to restore the building's appearance, the owners planned a comprehensive exterior renovation that would improve both its function and curb appeal. 

Through the Rural Business and Tourism Community Improvement Plan, Haldimand County provided a $10,000 Façade, Landscape and Signage Improvement Grant to help offset the cost of the project. The grant supported a larger investment of approximately $21,800, allowing the owners to move forward with improvements that included the installation of new vertical board-and-batten siding and the replacement of windows on both the first and second floors. 

The transformation significantly improved the appearance of one of Fisherville's most recognizable commercial properties. The updated façade gave the building a fresh, welcoming look while enhancing its durability and extending its lifespan. As a prominent corner property, the improvements also had a positive visual impact on the surrounding area, contributing to a stronger sense of place within the hamlet. 

The timing of the project further amplified its impact. The façade improvements coincided with Haldimand County's streetscape enhancements in Fisherville, including decorative crosswalks and upgraded public infrastructure. Together, these investments demonstrated how public and private improvements can work hand in hand to revitalize a community, creating a more cohesive, attractive, and welcoming main street environment.
